Selling in Chenal

Chenal homes sell to move-up and relocation buyers who are comparing neighborhoods by name. We document the build, the POA standing and the school zone, photograph the lot and the views at the right hour, and price to the neighborhood rather than the zip code.

Where is Chenal, and what does it feel like?

Chenal Valley is the western edge of Little Rock proper: a 4,800-acre master-planned community between Kanis Road on the south and Cantrell Road (Highway 10) on the north, with Chenal Parkway through the middle. Pleasant Valley is its eastern neighbor; the Chenal Valley POA's history says that where Pebble Beach Drive ended, Chenal Valley began. Pinnacle Mountain State Park is about 6.5 road miles northwest.

The land was timber. Deltic Farm and Timber, a Murphy Oil division, assembled about 31,000 acres in west Pulaski County starting in the 1950s, and 7,000 of them sat in a natural bowl below Shinall Mountain. An improvement district floated a bond issue in June 1986 to build Chenal Parkway, the property was annexed into Little Rock in August 1986, zoning was adopted in March 1987, and the first lot in Chenal Circle closed on December 7, 1989. The parkway opened in April 1990; Chenal Country Club and its Founders Course opened that August.

Deltic merged with Potlatch in 2018 as PotlatchDeltic, which closed a merger with Rayonier on January 30, 2026. The development arm, Chenal Properties, still sells lots and homes from 7 Chenal Club Boulevard and reports more than 40 neighborhoods and more than 3,000 lots sold. The feel follows from that: curving parkways, French street names, tree cover the streets were laid out around, and lakes that double as the storm-water system.

What do Chenal's houses actually look like?

Everything here is post-1989, and most of it is much newer. The unit of Chenal is the named cul-de-sac neighborhood, each with its own bill of assurance and minimum house size. The developer's Residential Design Guidelines, effective November 28, 2025, list 45 of them, from Aberdeen Court through Witry Court, and set the floor for each: one-level homes from 1,800 square feet in Aberdeen Court and part of Bascom Place, up to 3,000 square feet one-level and 3,800 to 4,000 multi-level on the golf-course and view lots of Chenal Circle, Bretagne Court and Sologne Circle.

That range is the patio-home versus estate-lot mix. The developer's buyer guide says amenities differ by neighborhood, with some including lawn service and others gated, and some on lakes or the golf course. The smaller-minimum neighborhoods are where you find one-level living on tighter lots; Chenal Circle and the streets along Chenal Valley Drive and the two courses hold the largest custom houses. Do not assume any street is gated or includes lawn care; we confirm it from the neighborhood's documents.

Style is controlled by the Architectural Control Committee. The guidelines require plan approval before new construction, additions, pools, retaining walls, fences and decks, set minimum roof pitches by neighborhood, and list approved siding, window and mailbox materials; golf-course lots must use iron fencing. Miramont Circle, Daventry Court, Calion Court, Kinley Ridge and Fletcher Ridge had developer lots listed in September 2026, so new construction is still going in.

What a newer Chenal home needs inspected

New means different things to check, not fewer. Chenal was engineered around rolling ground, so many houses sit on cut-and-fill pads with retaining walls and stepped foundations on the downhill side. Have the inspector look for cracks that step or widen, doors gone out of square, and grading that moves water toward the house, and check whether swales, drains and gutters still carry water to the street or the lake.

Get the builder's warranty in writing; the developer's guide says most builders offer a one-year warranty and points you to the contract for terms. Pull the ACC approval file for any fence, pool or addition, because unapproved work becomes your problem at resale. Budget for an arborist on large trees over the roof, and confirm any designated green area on the lot, which cannot be cleared without written approval.

Which school district am I in? The address-specific answer

This is what separates Chenal from every other Little Rock neighborhood: it sits in two school districts. We pulled the Little Rock School District boundary and attendance-zone layers maintained by Pulaski Area GIS and the Pulaski County Special School District's published zone map, and drew the line ourselves.

The district line crosses Chenal Parkway in the 14800 block. From there west to about the 15500 block the parkway itself is the line, north side LRSD and south side PCSSD; east of the 14800 block both sides are LRSD. The line then runs north along a section line east of Chenal Country Club and the Chenal Valley neighborhoods, and jogs west near Roberts Elementary to take in a block of LRSD territory along Cantrell Road that holds Roberts, Pinnacle View Middle and the West High campus on Ranch Drive. Every Chenal Valley platted neighborhood we tested, including LaMarche Place next to Roberts, is on the PCSSD side.

LRSD side: the posted 2025-26 elementary map and 2024 middle and high maps assign the 14000 to 14800 blocks of Chenal Parkway, the Hinson Road area east of the line, and the Cantrell-side block around Ranch Drive to Roberts Elementary (16601 LaMarche Drive), Pinnacle View Middle (5701 Ranch Drive) and Little Rock Central High. Farther east on the parkway, Roberts gives way to Fulbright and then Terry elementary zones, still feeding Pinnacle View.

The August 2026 high-school rezoning

On Thursday, August 27, 2026, the Little Rock School Board voted 5-2 to adopt Map 3.5, the zones for Little Rock West High School at 5619 Ranch Drive, opening in fall 2027. The district built West High for the area now served by Roberts Elementary and Pinnacle View Middle, whose students had been assigned to the more distant Central, Hall or Parkview. The board also moved John Barrow, River Ridge and Robinwood into the West zone and let students choose a high school outside their zone and stay through graduation.

The posted high-school map on lrsd.org is still the PAgis version dated February 27, 2024, which shows Central for these blocks, so an LRSD-side Chenal address will read Central online until Map 3.5 is published. The LRSD Forward plan discussed September 4, 2026 names Western Hills, Mabelvale and McDermott elementaries for possible closure; no west Little Rock school is on that list, and the board had not voted as of mid-September.

PCSSD side: three elementary zones, one middle and high

The PCSSD zone map embedded on pcssd.org draws three elementary zones through Chenal, and all three feed Joe T. Robinson Middle (21201 Cantrell Road) and Joe T. Robinson High (21501 Cantrell Road). Chenal Elementary (21201 Denny Road) takes the core and west of the valley: Chenal Circle, Falstone Court, Hallen Court, Miramar Place, Mirabel Court, Miramont Circle, Sologne Circle, The Arbors, Fontenay Circle, Champagnolle Court, Witry Court, Mereville Place, Bretagne Court, Accadia Court, Sezanne Court, The Estates, Avignon Court, DuClair Court, Varennes Court, Ensbury Place, Orle, LaMarche Place and Belle Vallee, plus the Promenade and the country club.

Joe T. Robinson Elementary (21600 Highway 10) takes the Cantrell Road side: Chalamont Place, Epernay Place, Tournay Circle, Talmont Place, Bronte Court, Caurel Court, Aberdeen Court, Bayonne Place, DuQuesne Place, Challain Place, Corlay Court, Margeaux Place and Chemin Court. Baker Elementary (15001 Kanis Road) takes the area south of Chenal Parkway and east of about the Promenade toward Kanis Road, which is Wellington Village and Kirk Road rather than a Chenal Valley plat.

PCSSD's page says its boundaries are not a guarantee of placement; its Office of Pupil Services is (501) 234-2021 and the district is (501) 234-2000. LRSD Student Registration is (501) 447-2950. If the address is near Chenal Parkway between the 14000 and 16000 blocks, near Hinson Road, or along Cantrell between LaMarche Drive and Ranch Drive, get the assignment in writing, or send it to us and we will run both lookups.

How do you get around from Chenal?

Measured by road from Chenal Parkway at Rahling Road, the commercial center of the valley: I-430 at West Markham is about 4.5 miles, UAMS about 9.5 miles, the Arkansas State Capitol about 10.5 miles, the River Market about 12.5 miles, and Clinton National Airport about 16 miles. Pinnacle Mountain State Park's visitor center is about 6.5 miles. Roberts Elementary is about 3 miles, the West High and Pinnacle View campus about 4.5 miles, Chenal Elementary about 4 miles, and Joe T. Robinson High about 5.5 miles.

Chenal Parkway is the reason the valley works. Planned as the extension of the Wilbur Mills Freeway from Financial Centre Parkway to Highway 10 and dropped from the federal plan, it was built by the developer's improvement district as a four-lane divided parkway and ties Chenal to I-430 at Markham on the east and Cantrell Road on the north. Rahling Road was later connected to Taylor Loop Road and Highway 10, so most neighborhoods have two ways out. The design guidelines call for walking and jogging trails through the green areas that connect to sidewalks on the collector streets. We can point to no transit route into the valley on a published map, so plan on driving.

Parks, the club, the Promenade and daily life

The Chenal Valley POA operates three parks with pools for property owners and guests: Champagnolle Park at 16800 Champagnolle Drive, Chenonceau Park at 5300 Chenonceau Boulevard, and Chalamont Park at 20600 Chalamont Drive, open Memorial Day weekend through Labor Day. Access requires current dues; renters in single-family homes go through Chenal Properties at (501) 821-5555.

Chenal Country Club at 10 Chenal Club Boulevard describes itself as a private club retreat. Per its site, it has two 18-hole championship courses designed by Robert Trent Jones, Jr., the Founders Course and Bear Den, plus tennis, a resort-style pool, a fitness center and dining. Membership categories and costs are the club's business, and buying a house in Chenal Valley does not come with a membership.

The Promenade at Chenal, 17711 Chenal Parkway at Rahling Road, is an open-air lifestyle center operated by Tanger; Apple's own store page confirms an Apple Store there. We keep this list short on purpose. CHI St. Vincent Primary and Convenient Care at 16221 St. Vincent Way offers primary care and same-day walk-in care weekdays. Wildwood Park for the Arts at 20929 Denny Road is a garden and performing-arts park open daily. Pinnacle Mountain State Park, based at 9600 Highway 300 in Roland, has more than 33 miles of trails, including about 19 miles built for mountain biking.

What does it cost to own in Chenal beyond the mortgage?

Property tax in Arkansas is figured on assessed value, which the Pulaski County Assessor sets at 20 percent of market value, times the local millage. Owner-occupants who register a homestead get a credit of up to $600, and Amendment 79 freezes the assessed value for owners 65 or older or disabled. Which school district the parcel sits in changes the millage, so two Chenal houses of equal value can carry different bills; the assessor's parcel record is the only honest source and we do not quote a figure here.

Every Chenal Valley neighborhood is part of the Property Owners Association. The POA says dues are billed at the end of January and due February 15, and pay primarily for landscaping along the major streets, streetlights and the three parks and pools; late dues draw a lien fee. The developer says amounts vary by neighborhood and does not publish them, so we pull the current assessment and the bill of assurance for any address you consider. The bill of assurance prohibits using a residence for business, and exterior changes go through the ACC.

Flood status is parcel-specific. The valley's lakes and buffers along natural drainage ways are its storm-water system, so some lots back to water and some sit in the paths that feed it. Check the FEMA Flood Map Service Center at msc.fema.gov, then look at the grading. City services are Little Rock's; Chenal has been inside the city since 1986.

Buying and selling in Chenal with the Rackley Team

Buyers here compare neighborhoods by name before they compare houses, so the work is matching the cul-de-sac to your life, confirming which district and elementary zone the address falls in, and having the slope, the drainage and the ACC file read by people who know these houses. We do that for every address, and we will tell you when the district's answer is not yet in writing.

For sellers, the value is in the record and the audience. We document the build and the approvals, photograph the lot and the views, price to the neighborhood, and market to the move-up and relocation buyers already searching Chenal by name. Chase Rackley, Principal Broker, Rackley Realty, (501) 519-4889.

Check my address

In Chenal the school answer flips between two districts at the 14800 block of Chenal Parkway and again along a section line east of the valley, and the elementary zone changes between Chenal, Robinson and Baker inside PCSSD. Send us the address and we will confirm the district and zone with LRSD or PCSSD, the FEMA flood panel and the POA assessment and bill of assurance before you write an offer.

Check my address

Chenal questions, answered

Is Chenal Valley in the Little Rock School District or Pulaski County Special School District?

Both, depending on the address. Per the Pulaski Area GIS boundary layer, the LRSD line crosses Chenal Parkway in the 14800 block and runs north along a section line east of the Chenal Valley neighborhoods, then takes in a block along Cantrell Road that includes Roberts Elementary and the Pinnacle View and West High campus. Every Chenal Valley platted neighborhood we tested is on the PCSSD side. Verify any address with LRSD at (501) 447-2950 or PCSSD at (501) 234-2000.

What elementary school is my Chenal Valley address zoned for?

On the PCSSD side, the district's zone map assigns the core and west of the valley, including Chenal Circle, Falstone Court and Sologne Circle, to Chenal Elementary at 21201 Denny Road; the Cantrell Road side, including Chalamont Place and Epernay Place, to Joe T. Robinson Elementary at 21600 Highway 10; and the area south of the parkway toward Kanis Road to Baker Elementary. LRSD-side blocks near the 14000 to 14800 blocks of Chenal Parkway and around Ranch Drive go to Roberts Elementary. Confirm with the district.

Will kids in Chenal go to the new Little Rock West High School?

Only on the LRSD side. Little Rock West High at 5619 Ranch Drive opens in fall 2027, and the district built it for the area now served by Roberts Elementary and Pinnacle View Middle. The board adopted its zones, Map 3.5, on August 27, 2026, and let students choose a high school outside their zone and stay through graduation. PCSSD-side Chenal Valley addresses feed Joe T. Robinson High at 21501 Cantrell Road. The posted LRSD map still shows Central until Map 3.5 is published.

Is Chenal a good place to live for a family relocating to Little Rock?

It is a strong fit for families who want newer construction, a cul-de-sac, a neighborhood pool and a short drive to shopping and medical care, and who are fine driving for everything else. Three POA parks with pools, Wildwood Park for the Arts and Pinnacle Mountain State Park are close. The trade-offs are POA dues and architectural rules, a school answer that changes street by street between two districts, and a longer trip downtown than Hillcrest or Midtown.

How far is Chenal from downtown Little Rock, UAMS and the airport?

Measured by road from Chenal Parkway at Rahling Road, I-430 at West Markham is about 4.5 miles, UAMS about 9.5 miles, the Arkansas State Capitol about 10.5 miles, the River Market about 12.5 miles and Clinton National Airport about 16 miles. Pinnacle Mountain State Park's visitor center is about 6.5 miles. Chenal Parkway carries most trips east to I-430, and Rahling Road and Chenal Valley Drive connect north to Cantrell Road.

Is Chenal Valley gated, and what does the POA actually cover?

Chenal Valley is not one gated community; it is more than 40 separately platted neighborhoods under one Property Owners Association. The developer's guide says amenities vary by neighborhood, with some including lawn service and others gated, so we check the specific street from the documents rather than assume. The POA says annual dues, due February 15, pay for landscaping on major streets, streetlights and the three parks and pools. Exterior changes need Architectural Control Committee approval first.

Can anyone use Chenal Country Club, and does buying a home include membership?

No on both counts. Chenal Country Club at 10 Chenal Club Boulevard describes itself as a private club, and its site lists two Robert Trent Jones, Jr. championship courses, the Founders Course and Bear Den, along with tennis, a resort-style pool, a fitness center and dining. Membership categories and costs are set by the club and are not published for us to quote. A golf-course house comes with a view and a fencing rule, not a membership; contact the club about joining.

What should I have inspected on a newer Chenal home?

Start with the foundation and grading, because many Chenal houses sit on cut-and-fill pads on sloping lots with retaining walls: look for stepped cracks, out-of-square doors and water moving toward the house. Check that swales, drains and gutters still carry water away, and look at the FEMA panel if the lot backs to a lake or drainage buffer. Get the builder's warranty and any ACC approvals for fences, pools or additions in writing, and have an arborist look at large trees over the roof.
