What makes Maumelle special
Buying in Maumelle
Maumelle buyers want a newer house, a yard, a trail and a predictable drive. We help you sort the 1970s, 1990s and 2020s streets, read the subdivision's Bill of Assurance, and confirm the PCSSD school, flood panel and POA before you write.

Get Your Property's ValueWhere is Maumelle, and what does it feel like?
Maumelle is its own city in Pulaski County, on the north bank of the Arkansas River, northwest of North Little Rock and across the water from west Little Rock. It covers about 12 square miles of land, counted 19,251 residents in the 2020 Census, and about 76 percent of its homes are owner-occupied. Because the plan came first, the pieces sit where a planner would put them: a boulevard down the middle, a civic core along Edgewood Drive and Lake Pointe Drive, an industrial park on the east side, and residential villages fanning out toward the river and the ridges.
It did not grow by accident. Insurance executive Jess P. Odom bought roughly 5,000 acres of the former Maumelle Ordnance Works in the late 1960s, formed Maumelle Land Development, Inc., and with U.S. Department of Housing and Urban Development backing laid out one of thirteen New Towns of the early 1970s. The first family moved into Club Manor beside the Maumelle Country Club in spring 1974. Maumelle became a first-class city on June 20, 1985 and runs on a mayor and city council.
What do Maumelle's houses actually look like?
Almost everything here was built after 1974, so the question is which decade a house belongs to. Population went from 6,714 in 1990 to 10,557 in 2000 and 17,163 in 2010, so most of the housing stock went up in the 1990s and 2000s.
The oldest streets sit near the country club and the original core: 1970s and 1980s ranches and contemporaries on wooded lots. Houses from the 1990s and 2000s fill most of the city, typically brick or brick-and-siding traditionals with two-car garages under a Bill of Assurance. The newest construction is on the city's edges and in infill pockets.
What each era needs
A 1970s or 1980s house is approaching fifty years old: budget for roof, windows, older supply lines, HVAC and crawlspace moisture, in exchange for a mature lot near the lakes and the club. A 1990s or 2000s house is usually the easiest to underwrite. On new construction, check the plat for drainage easements and the Bill of Assurance for fence and outbuilding rules before you plan a shop or a pool.
Lots, covenants and what a POA actually controls
Maumelle has no citywide property owners association. Subdivisions do, each created by a recorded Bill of Assurance that runs with the land. The Maumelle Valley Estates POA, for example, covers Cypress Valley, Maumelle Valley and Summit Ridge, enforces its covenants through an Architectural Control Committee, and publishes dues of $150 per year; the Maumelle Heights POA (Maumelle Heights and Turtle Creek) and the Country Club of Arkansas POA, which runs an Architectural Review Committee, post their Bills of Assurance and bylaws online. Read the Bill of Assurance for any lot before you write.
Which schools serve Maumelle? The address-specific answer
Maumelle is inside the Pulaski County Special School District, not the Little Rock School District, so LRSD's August 2026 rezoning does not apply. PCSSD's main number is (501) 234-2000.
Here is the honest limit. PCSSD's website has a School Zone Map page, but we could not load an address-searchable map from it, and no public GIS attendance-zone layer exists for PCSSD; Pulaski Area GIS carries zones only for LRSD. So we will not tell you which elementary a given street is zoned to. The only reliable answer for a specific address is a call to PCSSD at (501) 234-2000, and we make that call for our buyers before they write.
The PCSSD schools physically in Maumelle
Three PCSSD campuses carry Maumelle addresses: Pine Forest Elementary at 400 Pine Forest Drive, a National Blue Ribbon School per its own site; Maumelle Middle School at 1000 Carnahan Drive; and Maumelle High School at 100 Victory Lane, grades 9 through 12 since 2011, with two career academies through the Academies of Central Arkansas. Two more PCSSD elementaries sit just outside the city with North Little Rock addresses, Crystal Hill and Oak Grove. We could not verify from any district map which Maumelle addresses, if any, they serve, so we assign them to no street.
The charter option inside the city
Academics Plus Charter Schools, Inc. operates Maumelle Charter Elementary, Middle and High on Edgewood Drive. It is an open-enrollment public charter: no attendance zone, no tuition, and admission by application through the state's oneapp.enrollarkansas.com portal. Treat the PCSSD zone as your fallback.
How do you get in and out, and how far is everything?
Maumelle Boulevard is Arkansas Highway 100, a state route since December 1, 1987, running from Highway 365 on the north end, east past I-430, and along Crystal Hill Road to I-40 exit 148 in North Little Rock. For most of the city's life it was the only way out.
There are now three interstate doors. Highway 365 meets I-40 at exit 142, about 3 miles by road from Lake Willastein Park. The boulevard meets I-430 and the I-430/I-40 interchange at about 6 miles. In between, the White Oak Crossing interchange at I-40 exit 146 opened in late 2019, funded by a half-cent city sales tax voters approved in March 2018, and it gives the middle of the city a route to I-40 that skips Highway 100.
Road distances from Lake Willastein Park
By road: the Arkansas State Capitol is about 14.5 miles, the River Market about 14 miles, UAMS about 13.5 miles and Clinton National Airport about 18.5 miles. We do not quote commute times; they change with the hour and with I-430 bridge traffic. For bikes, the city's plan map shows existing separated paths threaded through the villages and around both lakes.
Parks, daily life and the Boulevard
Lake Willastein Park is the city's living room: open sunrise to sunset, picnic tables and grills first come first served, a rentable pavilion and gazebo through Parks and Recreation at (501) 851-6990, and an amphitheater reserved for city events. Fishing boats, canoes and kayaks are allowed, with outboards limited to 9.9 horsepower.
Lake Valencia sits in the center of town beside the Maumelle Library at 10 Lake Pointe Drive, with a 0.57-mile boardwalk loop, fishing docks and a gazebo. The library, a Central Arkansas Library System branch, sits beside an all-inclusive playground and the splash pad.
Community center, river park, clubs and jobs
The Jess Odom Community Center at 1100 Edgewood Drive has a gym and meeting rooms. Park on the River at 11903 Crystal Hill Road has a public dock and boat ramp on the Arkansas River. Millwood Station hosts the Third Friday Farmers Market. Maumelle Country Club at 100 Club Manor Drive is a private club; its facilities are per the club's site and membership is by inquiry. The Country Club of Arkansas course is open to the public and also sells memberships. The east side industrial park is a real employment base, with Molex, Kimberly-Clark, Ace Hardware, Cintas, Dillard's and Westrock Coffee among the employers on the city's economic development pages.
What does it cost to own in Maumelle beyond the mortgage?
Property tax works the same way across Pulaski County: assessed value is 20 percent of the Assessor's market value, multiplied by the millage for your taxing units, which here include the city and PCSSD. The bill for a year arrives the following March. An owner-occupied principal residence qualifies for the Amendment 79 homestead credit of up to $600, and owners 65 or older or disabled can have their assessed value frozen. File for the credit after closing.
Police and fire are city departments on Murphy Drive; the fire department runs 43 full-time and 5 volunteer firefighters and holds an ISO Class 2 rating, which helps your insurance quote. City Sanitation provides a 95-gallon cart, weekly trash pickup, curbside recycling and yard-waste collection.
Water and sewer are not city-run
Water and wastewater come from Central Arkansas Water. Maumelle Water Management, the improvement district that served the city from its New Town days, consolidated into CAW under an agreement effective March 1, 2016. Expect a CAW bill.
The river and the flood map
The Arkansas River is Maumelle's southern and western edge, with floodplain along it. In the 2019 flood, when the river crested at Little Rock at 29.71 feet on June 5, the country club golf course and Park on the River went underwater and police went door to door to at-risk homes. Much of the city sits on higher ground away from the river, but do not guess. Pull the FEMA panel for the exact parcel at msc.fema.gov, ask for any elevation certificate, and price flood insurance before you waive contingencies.
Buying and selling in Maumelle with the Rackley Team
Buying here means matching the decade of house to your maintenance budget, then confirming the four address-specific things: the PCSSD school, the FEMA flood panel, the Bill of Assurance and POA, and the interstate route you will actually drive. We do all four before you write.
Selling in Maumelle rewards preparation. Buyers compare your street against newer construction on the city's edges, so the record of what your house has had done matters as much as the staging. We price to the block and market to the buyers already searching this city by name. Call Chase Rackley, Principal Broker, at (501) 519-4889.
In Maumelle the school answer is address-specific and only PCSSD can give it, since the district publishes no searchable zone map. Send us the address and we will confirm the school assignment with PCSSD, the FEMA flood panel, the subdivision Bill of Assurance and POA dues before you write an offer.
Check my addressMaumelle questions, answered
What school district is Maumelle, Arkansas in?
Maumelle is in the Pulaski County Special School District (PCSSD), not the Little Rock School District. The PCSSD campuses with Maumelle addresses are Pine Forest Elementary, Maumelle Middle School and Maumelle High School. Two more PCSSD elementaries, Crystal Hill and Oak Grove, sit just outside the city with North Little Rock addresses. Only PCSSD can say which serves a specific address; call (501) 234-2000.
Which elementary school is my Maumelle address zoned for?
We cannot tell you from a map, and neither can a listing site. PCSSD publishes a School Zone Map page but no address-searchable tool or public GIS layer, so any street-by-street answer online is a guess. The reliable answer is a call to PCSSD at (501) 234-2000 or the registration page at pcssd.org. Send us the address and we will confirm it with the district before you write.
Is Maumelle a good place to live for families with kids?
For a family that wants a newer house, a yard, paved trails to a lake park and a city that runs its own police, fire and trash service, Maumelle was designed for exactly that, and about three quarters of its homes are owner-occupied. The tradeoffs are a longer drive to downtown and UAMS, subdivision covenants on your lot, and school assignments you must verify with PCSSD.
How far is Maumelle from downtown Little Rock and the airport?
By road from Lake Willastein Park, the Arkansas State Capitol is about 14.5 miles, the River Market about 14 miles, UAMS about 13.5 miles and Clinton National Airport about 18.5 miles. The nearest interstate access is I-40 exit 142 at Highway 365, about 3 miles, with the White Oak Crossing exit 146 about 5 miles and the I-430/I-40 interchange about 6 miles. We do not quote drive times.
Does Maumelle have an HOA, and what does it control?
There is no citywide Maumelle HOA. Most subdivisions have their own property owners association created by a recorded Bill of Assurance, which sets rules on fences, exterior materials, outbuildings, parking and use, and funds common areas through annual dues. Ask for the Bill of Assurance and the current dues statement for the specific lot before you write an offer.
Is Maumelle in a flood zone?
Parts of it are. The city borders the Arkansas River, and in the 2019 flood the country club golf course and Park on the River went underwater while the city sandbagged at-risk homes. Much of the city sits on higher ground, but flood status is parcel-specific. Check the FEMA map at msc.fema.gov for the exact address, ask for any elevation certificate, and price flood insurance before you waive contingencies.
Who provides water, sewer and trash in Maumelle?
Water and wastewater come from Central Arkansas Water, which absorbed the former Maumelle Water Management improvement district under a consolidation effective March 1, 2016. Trash, curbside recycling and yard waste are collected weekly by the City of Maumelle's Sanitation Department, which supplies a 95-gallon cart. Police and fire are city departments, and the fire department holds an ISO Class 2 rating.
Is Maumelle Country Club private, and can I join?
Yes. Maumelle Country Club at 100 Club Manor Drive is a private club with a golf course, pool, tennis and pickleball, dining and a clubhouse, all per the club's own site, and membership is by inquiry through the club rather than by buying a house nearby. The Country Club of Arkansas course, in a separate Maumelle neighborhood, is open to the public and also offers memberships.
